"With a long-term asset such as real estate it's a lot better to be early than late”

This cartoon, from real estate investor Sam Zell's collection, says a lot in just one sentence. When you think of real estate “firsts,” a couple come to mind.

First, William Zeckendorf’s use of air rights at Place Ville Marie in Montréal and, secondly, Helmut Jahn’s Sony Center in Berlin. In the case of Place Ville Marie, it was the first instance, to the best of my knowledge, where air rights were used to build a building over an existing space. In the case of the Sony Center, its multipurpose development was responsible for moving the center of Berlin to a new location. 

In each of these cases, a “memorable” building became a game changer in commercial real estate. The developers and architects created long-term assets based on new concepts. At XSpace, we have created not only a memorable building but a “new” commercial real estate concept.
