The Flexibility of XSpace

Throughout my career in the commercial real estate field, I've seen many trends in the type of buildings that are built and how space is occupied. When the concept of XSpace was first brought to me, I had real questions as to how it fit into the traditional concept of office space. The deeper I got into what XSpace really provided, I began to realize that this was actually an entirely new class of commercial space. 

In Austin, our first true test of the concept, we realized that we had hit on something with great appeal to various types of users. ‘Do you want to do light manufacturing? Sure. Do you want to have a great office with a golf simulator in it? For sure!’ XSpace has proven that it is adaptable to various types of use, and we have aggregated the demand for this new type of space. These days when people ask me what is XSpace, my answer is always the same: it is whatever you want it to be, as long as you don't plan to live there. 

There is also a different kind of flexibility associated with owning your own space. When lease prices inflate, it might pay off long-term to avoid the rental market entirely.

Additionally, a real benefit is the fact that within XSpace is the community. What we have found is that when the various members of our community get together in the XSpace top-floor lounge, good things happen for everyone. They have the opportunity to socialize, connect with other successful business owners, discuss the issues that they are facing in this current economic environment, and how they can work together for everyone's benefit. 

The initial key to XSpace’s success, therefore, is not only providing the flexibility of space to meet exactly what a business owner wants but also the opportunity to meet and work along with other successful entrepreneurs. 

Surprisingly, in my 50+ years of leasing office space and specializing in tenant representation, I cannot think of one building where I made a deal where the tenant I represented actually talked about or truly interacted with other tenants – exactly what is occurring at XSpace.
